Terms and Conditions

1. Scope of Application

These Terms and Conditions apply to all bookings made for ROHO RESIDENCE, Zanzibar.

2. Booking and Contract Conclusion

By completing the online booking process, the guest offers to conclude a binding accommodation contract.
The contract becomes effective once ROHO RESIDENCE sends a written booking confirmation (via email). The guest must be at least 18 years of age.

3. Rates and Payment

All prices are quoted in Euro (EUR) or US Dollars (USD), unless otherwise stated. A deposit of [e.g., 20% or 50%] is required to secure the booking. The remaining balance is due [e.g., 30 days before arrival or upon check-in]. Payments can be made via [Credit Card / Bank Transfer / Local Payment Methods]. Local taxes (e.g., Zanzibar Infrastructure Tax, currently $5 USD per person per night) may apply and are to be paid locally if not included in the booking price.

4. Cancellation Policy

If you wish to cancel your reservation, the following charges apply:

Up to [30] days before arrival: Full refund.

[29] to [14] days before arrival: [50]% of the total booking amount.

Less than [14] days before arrival or No-Show: 100% of the total booking amount.

We strongly recommend purchasing travel cancellation insurance.

5. Check-in and Check-out

Check-in: From [14:00 / 2 PM]

Check-out: Until [10:00 / 10 AM]

Late check-out may be available upon request and for an additional fee.

6. House Rules and Guest Responsibility

Guests are required to treat the property and its inventory with care. Any damage caused by the guest must be reported immediately and may be charged. Smoking is only permitted in designated outdoor areas.

Quiet Hours: To ensure a peaceful stay for everyone, please keep noise to a minimum between [22:00 / 10 PM] and [09:00 / 9 AM].

7. Liability

The hotel operator is liable for the provision of the agreed services.

The operator is not liable for loss or theft of personal valuables. Please use the provided safes (if available).

CARASTAY s.r.o. is only liable for the technical functionality of the booking platform.

8. Force Majeure

The hotel is not liable for failures or delays caused by circumstances beyond its control (e.g., natural disasters, strikes, political unrest, or flight cancellations).

9. Technical website operator

The website is operated by CARASTAY s.r.o., Chudenická 1059/30, 102 00 Prague, Czech Republic.
Please note: CARASTAY s.r.o. acts as the technical administrator of the booking platform, while the accommodation contract is concluded directly between the guest ROHO RESIDENCE.

10. Jurisdiction

The legal relationship between the guest and CARASTAY s.r.o. (platform) is governed by Czech law. The accommodation contract itself is governed by the laws of Tanzania/Zanzibar.
